Project
The interior of the 300 m² “Kai House”, set in a Mediterranean environment, was designed to create a strong connection with the surrounding landscape. Partially embedded into the terrain and topped with a green roof, the house connects the interior and exterior through carefully selected flooring and the integration of original stone blocks found on the site. A stone monolith removed during excavation supports the kitchen island and was positioned during the initial phase of construction.
High ceilings and open sightlines enhance the sense of spaciousness. Exposed concrete ceilings and raw concrete walls are intentionally contrasted with the warmth of timber wall panelling and furniture fronts. The minimalist approach highlights the quality of the materials and the carefully considered colour palette.
The project includes an extensive range of bespoke furniture, combined with pieces by the design brands Prostoria, Grupa and Bolia. The lighting creates different atmospheres, while a specially developed concept involving the creation and placement of more than 30 original artworks emphasises the individual approach taken to each room.

Author
Eter Art Design, founded by interior designer Iva Pavičić, operates as an open platform that develops individualised projects through collaboration with designers, artists and architects. Its approach is guided by the idea of architecture built from within. The studio’s projects are characterised by high-quality execution, attention to detail, careful material selection and a balance between functionality and visual expression.
Jelena Janković is an award-winning photographer and visual artist whose work explores human nature, the psychological aspects of relationships, and the nuances of movement and emotion. Over the past 14 years, she has photographed more than 300 theatre productions across Europe. Since 2023, she has served as Programme Director and curator of the Sarajevo Photography Festival. Her work has been published and exhibited internationally.
Vladimir Končar is a multidisciplinary designer and entrepreneur with more than 20 years of experience. He co-founded Studio Revolucija, acquired by Five/Endava in 2016, and the insurtech start-up Amodo, acquired by Cambridge Mobile Telematics in 2023. He previously worked at Kiwi.com as Vice President of Design and Research and now leads product design at Solflare. He also designs museum and interpretive exhibitions and interactive spatial installations. Since 2014, he has led the IxDA Croatia initiative.
